# What is the difference between the various products offered by Raizers ?

At Raizers, the main differences lie in the **marketing method**, the **investment framework** and the **nature of the assets**. Our products fall into two main categories:

* **How to invest:** Directly via our platform, under our licence as a Crowdfunding Service Provider (PSFP).
* **How it works:** You lend capital directly in the form of bonds to property professionals (developers, property investors).
* **Features:** Short- to medium-term investments (around 2 years on average) offering an attractive target return (around 10.5% per annum). Subscriptions and redemptions are carried out via your Raizers portfolio.

### ${color}[#3faae1](2. Savings and Diversification Products (Raizers Patrimoine))
* **Distribution method:** Via a life insurance (and capitalisation) policy, under the authorisation of an insurance broker (COA) registered with ORIAS. This new service allows you to diversify your assets beyond crowdfunding.
* **How it works:** A tax-efficient framework allowing for a wide range of investment vehicles (unit-linked products and money market funds), with payments managed via direct debit

**Investment vehicles available under the policy:**
* **Property & Tangible Assets:**
    * **SCPI (Sociétés Civiles de Placement Immobilier):** Investment in ‘real estate securities’ enabling you to receive a share of the rental income from a managed property portfolio (offices, retail, healthcare).
    * **Property Equity & Club Deals:** Taking an equity stake in targeted property companies or projects with higher capital appreciation potential.
* **Financial Markets & Investment Funds:**
    * **ETFs (Exchange-Traded Funds):** Funds that track the performance of stock market indices (e.g. S&P 500, CAC 40) for low-cost diversification.
    * **Structured Products:** Bespoke investments combining capital protection or coupon payments subject to the performance of an underlying asset.
    * **Equity, Bond and Money Market Funds:** Actively managed funds covering the entire risk spectrum, from very secure, very short-term money market investments to shares in listed companies with high potential returns.
    * **Private Equity:** Investment in the capital of unlisted companies to finance their development and transformation over the long term.
