# What is yield or return ?

For each property transaction financed on the platform, an interest rate is negotiated in advance between Raizers and the property developer. This rate represents the advertised return on the capital invested, which will be paid to the investor at regular intervals or in a single lump sum upon maturity of the loan, depending on the terms of the transaction.

### ${color}[#3faae1](A practical example)
For an investment of €1,000 at a rate of return of 10 per cent, over a term of 24 months, with annual interest payments:
* End of the first year: €100 in interest paid
* End of the second year: €1,100 paid, comprising the €1,000 principal repaid plus €100 in interest

In total, the investor receives €200 in interest over the two years, in addition to the full return of their capital.

### ${color}[#3faae1](Stated return and actual return: a subtle difference to be aware of)
The return stated for an investment corresponds to the gross contractual rate, before tax. The actual return received by the investor may differ from this stated rate for several reasons:
* The applicable tax regime (flat-rate tax, tax exemption, etc.), which reduces the net amount received
* Any delay in repayment, which extends the actual holding period without necessarily changing the amount of interest due
* Whether or not the interest received along the way is reinvested, which affects the overall return on your investment strategy over time.
